Yes, but the property type determines the legal structure. A foreign individual can acquire full ownership of a condominium unit, provided the building's foreign ownership share does not exceed the statutory 49% quota and the financial conditions of the purchase are met. For a pool villa, a foreign buyer generally cannot acquire direct ownership of the land, so a separate, lawyer-reviewed legal structure is required. The appropriate solution can differ from project to project and buyer to buyer.
The registrable term of a land lease attached to a property is generally a maximum of 30 years. The contract may contain an intention or option to renew later, but this must not be presented as an automatically guaranteed, already registered 60- or 90-year right. The specific contract must always be reviewed by an independent Thai lawyer.
The estimated annual rental yield of a well-selected, professionally operated property can reach the 8–12% range in some projects. This is not a guaranteed result, and it must always be clarified whether the figure shown is gross or net yield. The actual result is influenced by the purchase price, location, season, occupancy, nightly rate, property management fee, maintenance, taxation and vacancy periods, among others.
The process has five steps. 1) Mapping goals and budget. 2) A personalised shortlist, typically three to five projects. 3) Reviewing the financial and operating model. 4) Independent Thai legal review. 5) Purchase and coordination of local operation. Payment schedules and any escrow arrangement differ by project and are clarified from the specific documentation.
In addition to the purchase price there may be legal fees, transfer or registration fees, a sinking fund contribution, recurring common area fees, insurance, maintenance, property management fees and tax obligations. Exact amounts differ by project, ownership structure and how the property is used.
